Fotocasa: What was the role of young people in the real estate market 20 years ago?
Carolina Gómez: We are talking about the year 2000, so the situation we had had nothing to do with what we experienced in subsequent years. In 2000 we were in full boom. Access to housing for a young person has always been very difficult, now it is more evident because there are no aid to purchase and the rise in rents has made this market, which is the main option to become independent, very complex. For both buyers and tenants, prices began to rise in an uncontrolled way. There was a lot of demand and later a lot of supply that demand was not able to absorb.
As professionals, around 2000 there was no shortage of work. Now we find a sector made up of very powerful companies with a very different profile from then, with large projects to work on, opening up a range of possibilities with new technologies and innovation as the main title. They are companies that care about "future real estate" and we are seeing it in the initiatives that are emerging, linking university and business in the training of young people. Still, access to that market is complicated; economic cycles have played a major role in the insertion of young people into the labor market, even more in the real estate sector. After the crisis came,
Fotocasa: How has youth participation changed in these two decades? What have been the key moments in this change?
Carolina Gómez: If we speak from a professional point of view, I think that there is a part of these last years that has a great gap ; that is, many young professionals who entered the labor market in 2007 were unable to enter and were expelled. Today we find a young man prepared and wanting to belong to the sector. More and more initiatives are being seen by companies that want to take into account the opinion of young people, as well as promote closer ties between university and company.
Fotocasa: What changes do you foresee in the real estate sector in the coming decades?
Carolina Gómez: It is a sector that is being renewed, that is betting on new technologies, transparency, industrialization and is full of great professionals willing to change things that must improve while maintaining the pillars of great industry that we are. Of course I think that they must bet on the training of young people, as well as investment in new financing formulas and new construction ideas, since in the last decades it has been a little modern sector.
